Who This Is For

Why Commercial Structural Engineering Matters in Texas

The Dallas-Fort Worth metroplex is one of the fastest-growing commercial markets in the United States. Retail centers, restaurants, fuel stations, medical offices, and mixed-use developments are breaking ground across Denton County, Tarrant County, Dallas County, and Collin County at a sustained pace. Each of these projects requires structural engineering that is code-compliant, permit-ready, and coordinated with the architectural and MEP design teams.
Commercial construction in Texas relies heavily on structural systems that are distinct from residential work. Tilt-wall concrete is the dominant structural system for warehouses, retail shells, and industrial buildings throughout DFW. Hot-rolled steel frames are common in larger commercial and multi-story structures. Cold-formed steel framing is increasingly specified for interior buildouts, mezzanines, and light commercial applications. Each system has its own design requirements, connection detailing, and code provisions — and each requires a structural engineer with direct experience in that system.
Delays in commercial structural engineering translate directly to financial losses. Lease start dates, construction loan draw schedules, and tenant occupancy timelines all depend on the engineering being delivered on time and approved by the building department without extended review cycles. An engineering package that generates plan review comments costs your project weeks — and every week costs money.
Platform Engineering is structured to eliminate those delays. Our in-house PE and integrated drafting team produce commercial structural packages that are designed for permit approval on the first submission, coordinated with your design team, and delivered on the timeline your project demands.

Our Commercial Structural Engineering Process

Step 1: Scope Definition and Design Coordination

You share your project requirements — architectural plans, site conditions, building type, and timeline. We coordinate with your architect and design team to define the structural scope and deliver a detailed proposal.

Step 2: Structural Analysis and Design

Our PE performs the structural analysis, including gravity load calculations, lateral force analysis, foundation design, and member sizing for all structural elements. The design conforms to the adopted Texas building code (2021 IBC with state amendments) and ASCE 7 load standards.

Step 3: Construction Document Production

We produce the complete structural drawing package — foundation plans, framing plans, roof framing, connection details, structural sections, material specifications, and structural notes. All documents are coordinated with the architectural plans and sealed by our in-house Professional Engineer.

Step 4: Permit Coordination

We submit alongside your team and respond directly to plan review comments. If the building department requests revisions or supplemental information, we turn those around quickly to keep your permit on track.

Step 5: Construction Phase Support

During construction, your contractor has direct access to the engineering team that designed the structure. We address field questions, review submittals, and provide clarifications as needed throughout construction.

From tilt-wall retail shells to steel-framed mixed-use developments, Platform Engineering delivers the commercial structural engineering your project requires — on time and ready for permit. Request your proposal today or contact us directly.
We provide structural engineering for a wide range of commercial building types, including retail centers, restaurants, gas stations and convenience stores, car washes, medical offices, warehouse and industrial facilities, multi-story office buildings, and mixed-use developments. We design in tilt-wall concrete, hot-rolled steel, cold-formed steel, and cast-in-place concrete structural systems.
Timelines depend on the complexity and size of the project. A tenant improvement or small retail buildout can typically be completed within two to three weeks. Ground-up commercial buildings with tilt-wall or steel framing generally require four to eight weeks for design and construction documents. We provide a specific timeline in every proposal.
For most commercial projects in Texas, yes. The architect produces the architectural design and construction documents, and the structural engineer provides the structural design, calculations, and sealed structural drawings. Both PE and architect stamps are typically required for commercial permit submissions. Platform Engineering coordinates directly with your architect to ensure fully integrated deliverables.
Yes. Tenant improvements that involve structural modifications — such as new openings in load-bearing or shear walls, mezzanine additions, heavy equipment loading, or changes to the building’s structural system — require PE-stamped structural engineering. We evaluate the existing structure, design the necessary modifications, and produce permit-ready documents.
Tilt-wall (also called tilt-up) construction uses concrete wall panels that are cast on the building’s floor slab and then tilted into a vertical position with a crane. It is the dominant commercial construction method in the Dallas-Fort Worth market because it is cost-effective, fast to erect, and well-suited to the single-story retail, industrial, and warehouse buildings that characterize the region. Platform Engineering has direct experience designing tilt-wall structures for the DFW market.
Yes. Gas station and fuel canopy structures require specific engineering for wind loads, column placement, and foundation design. We provide PE-stamped structural design for fuel canopy structures, convenience store buildings, and associated site structures. These projects are common throughout the DFW commercial corridor, and we deliver permit-ready packages for jurisdictions across North Texas.
